The property is just 1,500 feet from the entrance to the National Forest, making it a wonderful home base for relaxing, exploring, and reconnecting with nature. Spend your mornings sipping coffee on the back deck, your afternoons enjoying the river and surrounding woods, and your evenings soaking in the hot tub or gathering around the fire pit as the river flows through the backyard. Thoughtfully built for comfort and privacy, River’s Edge Cabin is ideal for travelers looking for a quiet escape, a romantic getaway, a peaceful family retreat, or a restful place to unwind away from the noise of everyday life. The Cabin River’s Edge Cabin was designed to feel cozy, quiet, and comfortable while keeping you connected to the natural beauty surrounding the property. Large outdoor spaces make it easy to enjoy the peaceful setting, whether you’re relaxing on the deck, sitting by the fire pit, or watching the river move through the trees. Inside, the cabin offers a warm and inviting atmosphere with the comforts you need for a relaxing stay. Guests can enjoy a full kitchen, comfortable living spaces, cozy bedrooms, and thoughtful amenities that make the cabin feel like a private home away from home. The back deck is one of the best places to enjoy the property. From there, you can take in the river views, listen to the sounds of nature, and enjoy the privacy of the wooded acreage. Guest Access Guests have access to the cabin, outdoor spaces, hot tub, fire pit area, and the 2.5-acre property. Access instructions and entry codes will be provided before check-in so you can come and go throughout your stay. Other Things to Note River’s Edge Cabin is a secluded property surrounded by nature. Guests should expect a peaceful, private setting with wildlife, changing river conditions, wooded areas, and natural terrain. The cabin sits along the Kiamichi River, and river levels and currents may change depending on weather and season. Children should be closely supervised at all times near the river, hot tub, fire pit, decks, and outdoor spaces. Because of the river access, steep or uneven outdoor areas, wildlife, hot tub, fire pit, and natural setting, this property is not suitable for infants, toddlers, or young children. The cabin is not childproofed. This is a smoke-free and pet-free property. Service animals are handled in accordance with Airbnb policy and applicable law. Please Note We are located in a highly remote, nature-filled setting. This is part of what makes the property so peaceful and private, but it also means guests should plan ahead before arriving. The nearest access to groceries, gas, and most convenience items is approximately 26 miles away. There is a small convenience store and café in Whitesboro, but gas is not available there. We recommend bringing groceries, drinks, medications, toiletries, and any other essentials with you before heading to the cabin. Because the cabin is surrounded by nature, you may see insects, deer, rabbits, bears, and other wildlife during your stay. Please keep doors closed, do not leave food or trash outside, and secure all outdoor trash in the designated container.

Additional House Rules Thank you for helping us protect the cabin and provide a peaceful stay for every guest. By booking, you agree to follow these house rules and to communicate through the Airbnb message thread if anything comes up during your stay. 1. Registered Guests Only Only guests listed on the reservation are allowed to stay overnight at the property. The maximum overnight occupancy is 6 total people, including adults and children. Daytime visitors, parties, events, gatherings, and commercial use of the property are not allowed unless approved in writing through the Airbnb message thread. 2. No Pets Pets are not allowed at this property. This includes visiting pets or pets belonging to friends or family members who stop by. Service animals are not pets and are handled in accordance with Airbnb’s Accessibility Policy and applicable law. Guests traveling with a service animal are expected to follow Airbnb’s service animal guidelines: -The service animal must remain under the handler’s control at all times. -The service animal may not be left alone at the property without prior written approval from the host through the Airbnb message thread. -The service animal must be housebroken. -The service animal may not be allowed on beds, furniture, linens, or in any locked/off-limits owner areas. Guests are responsible for any damage, excessive cleaning, stains, odors, waste removal, or other unexpected costs caused by an animal, as allowed by Airbnb policy and applicable law. Any reimbursement requests will be submitted through Airbnb with documentation. Emotional support animals, therapy animals, and comfort animals are handled according to Airbnb policy and applicable law. 3. No Smoking or Vaping No smoking, vaping, tobacco, marijuana, e-cigarettes, or similar products are allowed inside the cabin, on decks or porches, in the hot tub, near open doors/windows, or anywhere smoke can enter the home. Guests are responsible for documented smoke odor remediation, extra cleaning, damaged linens, upholstery cleaning, ozone treatment, or other related costs. 4. Quiet Hours Quiet hours are 10:00 p.m. to 7:00 a.m. Please respect neighboring properties and the peaceful cabin setting. No amplified outdoor music, yelling, fireworks, or disruptive noise. 5. Hot Tub Rules Use the hot tub at your own risk. No glass, food, alcohol spills, bubble bath, oils, soaps, lotions, bath products, animals, or children without adult supervision are allowed in the hot tub. Please shower before use, replace the cover after use, and do not sit or stand on the cover. Guests are responsible for documented costs related to misuse, excessive cleaning, water replacement, damaged covers, or repair. 6. Septic & Plumbing Only toilet paper may be flushed. Do not flush wipes, feminine products, paper towels, diapers, cotton pads, dental floss, grease, food, or trash. Guests are responsible for plumbing service costs caused by improper use. 7. Furniture, Linens & Towels Please do not move large furniture. Indoor towels and linens may not be used outdoors, at the river, for animals, cleaning spills, hot tub chemical cleanup, or makeup removal. Makeup washcloths are provided for makeup removal. Missing, stained, or damaged linens, towels, furniture, or household items may be charged at replacement or repair cost through Airbnb. 8. Fire Pit / Grill / Outdoor Area Safety Use outdoor amenities responsibly and follow all local burn bans or weather-related fire restrictions. Fires are allowed only in the designated fire pit and only when local burn bans and weather conditions allow. Do not move the fire pit. Fires must be attended at all times and fully extinguished before leaving the area or going to sleep. Guests may gather deadfall for firewood and use provided firewood, but may not cut, damage, or remove trees. Do not leave trash, food, cigarette butts, or personal items outdoors. 9. Locked Areas & Owner Storage Locked closet and owner storage spaces are not included in the rental and may not be accessed. 10. Trash & Food Please bag all trash and place it only in designated trash areas. Do not leave food, trash, or coolers outside, as this can attract wildlife including bears and pests. 11. Security Devices For guest safety and property protection, two exterior Ring cameras are present and disclosed in the listing. One camera is located at the front door and faces the front entry area. One camera is located at the back door and faces down the ramp away from the hot tub area. There are no indoor cameras. Do not tamper with, cover, move, disconnect, or disable Wi-Fi, cameras, smart locks, routers, or safety devices. 12. Damage, Excessive Cleaning, or Rule Violations Please report accidental damage right away so we can address it quickly. Guests are responsible for damage, missing items, unauthorized guests, excessive cleaning, smoke odor removal, pet/animal-related cleaning or damage, plumbing misuse, hot tub misuse, or other costs beyond normal wear and tear. Any reimbursement request will be submitted through Airbnb with photos, videos, invoices, receipts, or other documentation. Violation of these house rules may result in cancellation of the reservation, removal from the property, and/or reimbursement requests through Airbnb, as allowed by Airbnb policy and applicable law. 13. Children & Safety This property may not be suitable for infants, toddlers, or young children due to natural and property-specific hazards, including but not limited to direct river access, steep and unstable riverbank areas, stairs, decks, wildlife, fire pit access, hot tub access, wooded areas, and distance from emergency services. The cabin is not childproofed. We do not provide child safety gates, cabinet locks, outlet covers, crib, high chair, or other child-specific safety equipment. Guests are responsible for determining whether the property is appropriate for their group. Children must be supervised by an adult at all times, especially near the river, hot tub, fire pit, decks, stairs, wooded areas, and outdoor spaces. 14. River & Outdoor Safety The property has access to the Kiamichi River. River levels, current, footing, rocks, and banks may change quickly and may be dangerous. Guests enter and use the river and outdoor areas at their own risk. No diving, jumping from banks, or unsupervised children near the river. Please use only the designated steps/path to access the river. Do not climb, walk, or play on the rock-covered or steep riverbank areas, as erosion has made some areas unstable. 15. Firearms, Fireworks & Hunting No fireworks, firearms discharge, hunting, target practice, BB guns, pellet guns, bows, crossbows, or other projectile weapons may be used on the property. 16. Check-Out Responsibilities Before check-out, please place dishes in the sink or dishwasher, place used towels in the designated area, bag all trash, turn off lights, and lock all doors.
